Commercial demolition, start to closeout

Commercial jobs come with more moving parts than residential ones: larger structures, more utilities, tighter schedules, neighboring businesses that need to stay open, and owners or general contractors who need a clear scope, a fixed number and documentation at the end. Beltway Demolition plans those parts before the first machine arrives, so the demolition package does not become the thing holding up your project.

We are the demolition division of WMB LLC, a Maryland contractor holding MHIC license #154299 and Maryland Home Builder Registration #9597. Certificates of insurance, naming you and any additional insureds, are issued before mobilization.

What we demolish

  • Single-story commercial buildings — retail units, restaurants, offices, auto shops and similar structures.
  • Warehouses and light industrial buildings — including mezzanines, racking and attached offices.
  • Partial demolition — removing one part of a building, a canopy or an addition while the rest stays in use.
  • Commercial interiors — tenant strip-outs and full gut-outs; see interior demolition.
  • Slabs, foundations and paving — floor slabs, footings, loading docks and parking areas; see concrete removal.
  • Site clearing — removing remaining structures, debris and vegetation and rough grading the parcel.

If your project is outside that list — a multi-story structure, a building over an active basement, or work next to a rail line — tell us. We will say plainly whether it is a fit, and if it is not, we would rather tell you before the bid than after it.

Who we work for

Commercial clients

Owners & developers

Clearing a property for sale or redevelopment, with the disposal record that a clean site needs later.

General contractors

The demolition scope ahead of your build schedule, priced as a clear subcontract package.

Landlords & tenants

End-of-lease strip-outs and returning a unit to shell condition.

Institutions

Condemned or surplus structures for municipalities, churches, schools and nonprofits.

What we plan before demolition day

Permits and notifications

Commercial demolition permits are issued by the local jurisdiction and usually require evidence that utilities have been disconnected. Federal asbestos rules (the Clean Air Act asbestos NESHAP) generally require a commercial building to be inspected for asbestos before it is demolished and the state agency notified in advance — in Maryland, that is the Maryland Department of the Environment. We build those lead times into the schedule.

Hazardous materials

Asbestos, lead paint, PCB-containing light ballasts, refrigerants and stored chemicals are common in older commercial buildings. We do not perform abatement or hazardous-waste removal ourselves: we arrange the survey and bring in licensed abatement and environmental contractors, then sequence their work ahead of ours.

Utilities and the site

Electric, gas, water and sewer disconnects are requested from each utility, and underground lines are marked through Miss Utility before excavation. We plan truck routes, staging, fencing and protection of adjacent property and public space before mobilizing.

Recycling and records

Steel and other metals are separated for recycling, and concrete is sent to recycling where a facility will take it. Disposal tickets and manifests are kept for every load and handed over at closeout, which is useful for lenders, buyers and LEED or sustainability reporting.

We take on commercial work across Prince George's County, Montgomery County, Anne Arundel County and the rest of our service area. Common questions are answered in the FAQ.

What to send for a commercial bid

The fastest way to an accurate number is the address, the building's approximate footprint and number of stories, any drawings or a site plan, an existing asbestos or environmental report if you have one, your target start and finish dates, and what must remain on site — slabs, utilities, paving or trees. If you are a general contractor, include the bid form and scope sheet and we will price to it line by line so the comparison with other bids is straightforward.
