Clearing the way for what comes next
A lot of demolition in Montgomery County starts with a plan to build. An older house in Bethesda, Chevy Chase or Kensington comes down so a new one can go up on the same lot; a commercial building in Silver Spring or Rockville is cleared for redevelopment; an office floor is stripped for a new tenant. In each case the demolition has to be done cleanly and on time, because a builder and an architect are waiting on it.
Beltway Demolition is the demolition division of WMB LLC, a Maryland contractor holding Maryland Home Improvement Commission license #154299 and Maryland Home Builder Registration #9597. We work with homeowners and with the builders, architects and general contractors who are planning the next phase.

Demolition permits in Montgomery County
For most of the county, demolition permits are issued by the Montgomery County Department of Permitting Services (DPS). Some incorporated cities — Rockville and Gaithersburg, for example — run their own permitting, so the first step is confirming which office has jurisdiction over your address.
Utility disconnects are normally required before a demolition permit is issued. In Montgomery County water and sewer service is generally provided by WSSC Water; electric service is mostly Pepco, with other providers in parts of the county; and gas comes from the local gas utility. Each has its own lead time, which is why we start the requests as soon as the quote is approved.
Properties on the county's Master Plan for Historic Preservation, or inside a designated historic district, can need review by the Historic Preservation Commission before demolition. If your property may be affected, we will raise it before you commit to a schedule.
Teardowns next to neighbors
Many Montgomery County teardowns happen on established streets with houses close on either side and mature trees along the lot lines. We plan equipment access and truck staging to protect what stays — trees your builder or arborist has marked for protection, shared driveways, fences and the street itself — and we keep the site tidy and the road clean while the work is under way.
Asbestos and lead in older homes
Many homes in the county's older neighborhoods were built before 1978 and can contain lead-based paint or asbestos-containing materials. We do not perform abatement ourselves; where a survey is needed we arrange it, and licensed abatement contractors handle any removal before demolition.
Working with your builder
On a teardown-and-rebuild, the demolition is the first line of your builder's schedule. We are happy to coordinate directly with your builder or architect: confirming which trees, walls and utilities stay, the final grade they want, whether the foundation comes out completely, and the date they need the lot. Sharing their site plan with us at the quote stage avoids surprises on the day the excavator arrives.
