Demolition permits in Prince George's County

In most of the county, permits for tearing down a building — called raze permits — are issued by the Prince George's County Department of Permitting, Inspections and Enforcement (DPIE). A few incorporated municipalities have their own permit or review requirements in addition to the county's, so we confirm which apply to your address before filing.

Before a raze permit is issued, the utilities serving the building generally have to be disconnected. In Prince George's County that usually means:

  • Water and sewer through WSSC Water, which serves Prince George's and Montgomery counties;
  • Electric through Pepco, BGE or SMECO, depending on where the property is;
  • Gas through the gas utility serving the property, where it has gas service.

Disconnects can take several weeks to schedule, so we start that paperwork as soon as you approve the quote. Properties that are designated historic sites, or sit within a historic district, can need review by the county's Historic Preservation Commission before demolition is approved; if that applies to your property, we will flag it early.

Asbestos and older buildings

Much of the county's housing and commercial stock was built in decades when asbestos-containing materials and lead-based paint were common. Commercial buildings generally need an asbestos inspection before demolition, with advance notice to the Maryland Department of the Environment. We do not perform abatement ourselves; we arrange the survey and licensed abatement contractors handle any removal before our crew starts.

Why use a local demolition contractor

  • Site walks and inspections are easy to schedule because we are already nearby.
  • We file the permit and coordinate the utility disconnects so you are not chasing three agencies.
  • You get a written, fixed-scope quote that lists what is included — permit, disposal and grading.
  • Disposal tickets are kept for every load and handed over at the end.

Preparing for a Prince George's County demolition

If you own the property, it helps to have the deed or tax account information to hand, since permit and utility applications ask for it. Let us know about any outstanding code-enforcement notices, liens or tenants, and whether a lender or buyer will need disposal records. If you plan to build afterwards, share your builder's or engineer's site plan so the lot is left at the grade they expect.

We also work in neighboring Montgomery County and Anne Arundel County, and across Southern and Central Maryland. Questions about timing or cost? See the demolition FAQ.
